Why May is the Best Time to List Your Home

The prime spring listing season is upon us!

Are you considering selling your home this spring?  If so, prepare for pent-up buyer demand. Spring is a typically a time for growing real estate inventory and eager buyers. But, in today’s market we are experiencing low levels of inventory. Selling a home during this high season can bring sellers a better than expected result.  Depending on price range, buyers should brace themselves for competitive purchasing environments.

As spring marks the beginning of the busiest home-selling and home-buying season in most areas, plenty of homeowners are prepping their homes for sale.

Check out these benefits of listing your home during the month of May:

Higher Sale Prices
 – In San Diego residential real estate, demand is highest during the prime spring and summer seasons. Driven by the warm weather and school year cycles, many homeowners find this the most convenient time of year to move. Relative to demand, the supply of homes is actually tighter in spring and summer than in fall and winter.

Better Valuations
 – When your house is being valued by an appraiser, he/she will look at data for comparable homes sold in your neighborhood within the past 3 months. As more homes are sold during this ‘on-season’, the comparable data will provide more accurate values. The more data during a hot market, the better for your home value.

Sunshine Highlights the Best of Your Home
 – When the sun is shining, the weather is warm, and the flowers are in bloom, potential buyers can instantly fall in love with a property. The spring setting is ideal to present your home to potential buyers.  In addition, the longer days allow more buyers to view your home during daylight hours.

More Potential Buyers – During spring and summer, your listed home appeals to families with kids out of school and individuals and young couples who are also taking advantage of the season.  With new opportunities hitting the market each day, this time of year inspires a large pool of buyers to start their home search.  The low-interest rates also continue to motivate buyers to become homeowners while they can still maximize their purchase power.

Bidding Wars
 – While these are a headache for buyers, multiple offer, bidding wars can be a huge plus for sellers. Homes that are presented well and priced well are receiving more offers. Myself and my Realtor peers and colleagues are experiencing a lot of traffic at open houses and lenders are experiencing a high volume of loan applications, which is expected to translate to buyers making offers.  This kind of activity demonstrates there are many qualified buyers who are eager to purchase.  Overall buyer demand is the one factor that is difficult to measure.  The key will be housing inventory.
