Most homeowners today know that they need homeowners insurance. However, many buyers are still confused on what a home warranty is and if it’s required.

A homeowner’s warranty is a form of insurance on certain appliances and internal systems within your new house or condo. An annual or monthly premium is paid to have coverage on items such as the dishwasher, refrigerator, and clothes washer and dryer. If you’re concerned about the longevity of the appliances in your new property either breaking or going on the fritz after you purchase, then a home warranty can help shield you from these unexpected expenses.

Each company that offers home warranties sells a variety of coverages to suit your home and needs. As an example, this is not a comprehensive list, you can receive coverage for the following items in your new home:

  • Electrical systems
  • Plumbing systems

Homeowners who choose to purchase a home warranty often negotiate this benefit during the offer negotiation. In San Diego, it is common for the seller to pay for a one-year home warranty for the new buyer(s).  Homeowners can also opt-into a post purchase home protection plan, but each warranty company has their own requirements for when the homeowner can elect to participate.  For instance, they may require that buyers enroll within the first few weeks or months after closing.  By securing coverage in advance, the home warranty allows homeowners to worry less about the cost of repair and replacement.
